The Abbasi residence is a 2-story, 6,000 square foot building consisting of five bedrooms, five bathrooms, game room, media room, library, kitchen, and main living areas. The residence is located in Incline Village on Lake Tahoe at an elevation of approximately 6,200 feet. The Abbasi Residence presented unique design considerations due to the extreme temperatures and weather experienced at the site and its intermittent use. TDE aimed to provide a comfortable environment that is energy efficient while minimizing visual and acoustical impact to the residence.
TDE proposed providing a “smart building system” to control the house. A home automation server, which is a state-of-the-art direct digital control (DDC) system, will allow remote control of the house systems providing the owners with the ultimate control via phone, computer, or voice command to turn on external and internal lights, warm up the house in the winter for their arrival, and control entertainment, television, and security. Radiant floors are the primary form of space heating and radiators are used to boost radiant floor systems on peak design days. Hydronic radiant heating is also used for the snowmelt system for the driveway and outdoor walkways. Daylighting controls, occupancy sensors, and a Lutron lighting system were designed to effectively control the lighting system within the residence and save energy. Plumbing systems utilize low flow fixtures to reduce water usage, wastewater generation, and domestic hot water load. Architect: BCJ
