What is LEED?

Leadership in Energy & Environmental Design developed & administered by the USGBC (Green Building Council)

Timmons Design Engineers is committed to incorporating and integrating the principles of sustainable design in all of our projects. The LEED rating system is a tool to prioritize the building’s energy and environmental performance. LEED is a voluntary, consensus-based, market-driven building rating system based on existing proven technology. LEED provides a definitive standard for what constitutes a “green building”.

Overview of LEED
LEED is a whole-building approach that encourages and guides a collaborative, integrated design and construction process. It optimizes environmental and economic factors separating them into to five categories:
 
Sustainable Sites
Promote environmental approaches to land use, transportation patterns, and bioregional planning including restoration of habitat, vegetation and water/aquifer systems.
 
Energy Efficiency
Reduce energy and resource use and resulting pollution plus use renewable energy sources through optimized building design, materials selection, envelope and windows, lighting and daylighting, utility loads, heating, cooling and ventilation systems.
 
Water Efficiency
Select water conserving fixtures and recovery systems, improve landscaping water quality through Site Design by A4 Interactive, with the goals of cleansing water streams, aquifer recharge and reducing the negative runoff impacts of parking, paving and walking surfaces.
 
    Materials and Resources
    Select locally produced, easily maintained building materials and products from a sustainable or renewable resource, or which contain recycled content, are refurbished or salvaged from the site or other existing buildings.
     
    Indoor Environmental Quality
    Create healthy indoor conditions for health, safety and productivity, including specification of green non-toxic materials and design of high quality indoor ventilation systems.

    Cost Impacts of LEED
    • Consultant costs for LEED administration and documentation
• Building first costs
– Design team can optimize LEED points while minimizing first cost impact - estimated to be 0% to 6%
– Materials cost impact varies by material type
– Some credits require significant first cost commitment, e.g. photovoltaic’s, fuel cells, additional commissioning
