TDE provided MEP services to deliver a naturally ventilated
high-end residence complete with radiant floors. The
building is located on Pacific Avenue on a narrow lot
but climbs to four stories with panoramic views of San
Francisco bay.
The house construction is a wood frame building with
the basement comprised of concrete and steel. The façade
is modern in nature with large windows, aged copper
and wood paneling. The roof sports a Jacuzzi, a full
wet bar and built-in cooking area for entertainment.
Each room has a dedicated heating zone with 14 zones
throughout the house. A central stairwell that acts
as a light well and a thermal tower. TDE took advantage
of the openness of the design to encourage natural ventilation
via operable windows on the north and south faces of
the building with a main entry low-level air intake
louver and a top of light-well ventilation/exhaust louver.
To assist the ventilation process a roof mounted exhaust
fan was installed and connected to one of the main stairwell,
roof access louvers.
Radiant heating with a dedicated zone control system
ensure thermal comfort in all areas of the house and
on all floor finishes. Combined together, the natural/forced
ventilation system and the radiant floor system offer
an energy efficient and cost effective solution to residential
thermal comfort.
