TDE provided mechanical and plumbing engineering design
services and review for the retrofit of the Room &
Board facilities. The existing building is a 1940s,
2-story industrial concrete building and required new
gas, sewage, storm drain and water connections. The
complete retrofit comprised an area just in excess of
40,000 net square foot.
The mechanical systems for the retail, and office areas
designed by TDE comprise of a constant-volume ventilation
air supply system, radiant floors, radiant ceiling panels
and chilled beams to meet additional sensible cooling
loads. Where heating was required a radiant floor was
connected to a 4-pipe network to provide heating or
cooling as necessary. This type of system provides excellent
thermal comfort for the occupants and is also very energy
efficient. The plumbing systems incorporate the toilets
and kitchen facilities along the rear of the building
and consisted of storm sewer and vent, domestic hot/cold
water, natural gas piping systems. In addition, TDE
designed new rainwater leaders to comply with current
code.
The mechanical and plumbing systems for the new Room
& Board Furniture Retail outlet were designed to
optimize performance, minimize maintenance and energy
use and give careful consideration to the construction
budget. Architect: Freebairn-Smith & Craine
