The Waddell private residence is located in Half Moon Bay, CA and includes the construction of a new main residence and barn. The new residence includes three levels and consists of five bedrooms, six bathrooms and multiple living areas spanning an estimated 11,200 square feet. The agricultural barn is located just south of the main residence and includes one (1) bathroom spanning an estimated 2,200 square feet.
The Mechanical systems will utilize a radiant system to supply heating and cooling to the residence via a geothermal system. Radiant floors will be the primary form of space conditioning and some air systems will be used where radiant floors are not applicable. The daylighting controls, occupancy sensors, and Lutron lighting system will be designed to effectively control the lighting system within the residence and save energy. Plumbing systems will utilize low flow fixtures to reduce water usage, wastewater generation, and domestic hot water load.
